The Estate

The estate is based on the concept of a hamlet or small country village.

The 13 sites of approximately 2000 square metres have been carefully positioned overlooking the Little Mooi river to offer spectacular mountain and river views and privacy. Each buyer may build a 150 square metre home (excluding a double garage of 36 square metres), with cellars and attics offering additional space for those who need it. Double plots may be purchased, allowing owners to double the size of their home to 300 square metres, excluding garages. Gardens may only feature indigenous plants and trees to ensure continued harmony with the natural bush surrounding the estate.

The architectural concept is Natal Settler style, to fit in with the existing buildings on Cleopatra farm. Building plans suited to each individual site will be provided by acclaimed architect Charles Taylor of Charles Taylor Associates. Construction will be by engineering and construction experts.

Cleopatra Hamlet is approximately 2.5 hours from Durban, 5 hours from Johannesburg. It is blessedly far from the malls, traffic and chaos of modern life. It offers no nighttime entertainment apart from the sounds of the river gushing past and the canopy of stars overhead, although fine dining and crackling fires can be enjoyed next door at the renowned Cleopatra Mountain Farmhouse hotel and restaurant, with its legendary cuisine and well stocked wine cellar.

Is it for you?

If you enjoy the thump of nightclub music, the roaring excitement of off-roading and the busy business of city life, Cleopatra Hamlet is not for you. It will be a haven for those who dream of fly-fishing in crystal clear mountain waters, ambling along a hillside trail, or spotting rare birds and wildlife, including herds of eland, three species of cranes and the endangered bearded vulture or lammergeyer. In winter, snowfalls are common, so building a snowman or throwing snowballs could be an annual event. Those who enjoy walking, hiking and exploring the countryside will be well catered for, with access to the Drakensberg World Heritage site, while the estate itself is set on almost 150 hectares of conservancy with over 100 hectares of commonage. Those lucky enough to be able to retire here and those who want to escape when they get a break will treasure this way of life.

Make your investment work:

Cleopatra Hamlet is an ideal investment opportunity for syndicates of four or less members. In addition to a potential return on investment, Cleopatra Mountain Farmhouse Hotel may, by agreement rent homes from owners to provide additional upmarket accommodation for its guests. This could offer a source of additional funds so that your investment works for you while you are not there.

Ultimately, Cleopatra Hamlet is an investment – both financial and in terms of a quality lifestyle – for those who truly appreciate a finely crafted home set within the wonders of a magnificent and protected natural setting.
